起業内容

・why property in tokyo?
still reasonable price compared with the world competitor.
declining birthrate will be continued in japan
but population in tokyo still increasing---over the decade from now.
・why redevelopment property?
japan is country of quake as you know
and quake resistance standards totally changed at 1981.
but approx 11,280 nationwide apartments are built before then.
and part of that about 4,500 buildings found in tokyo with no reinforcement work.
london did epic urban redevelopment after the 2012 olymic as a turning point
public works for olympic still under construction in tokyo and for 2025 expo in osaka.
no engineer worker available for private business.
private redevelopment project couldn't proceed quick---thus pre 1981 property price still reasonable.
・so unique property trend in japan
one of my property aged 44 years, stone throw distance from JR shinjuku
*guinness record MEGA station---gathering 3.7 millions passengers in a DAY
price of land around 20 millions JPY for square meter. equity of my 60 sqm is approx 374 millions JPY
BUT you can still purchase a room within same size same building only at 70 millions JPY.
22 sqm - 27 sqm small unit available from 20 millions JPY too.
*average lifespan of japanese redeveloped apartments are 50 years .
trust or not one of japanese top 3 developer already estimated new building now 14 floor then 46 floor(!).
if you're serious investor i'm not refusing to show you their outline.
・income gain < capital gain
till redevelopment finally authorized you can earn yearly yield 3-5% by lend a room of course.
rental fee of older apartments exceeded 25 years are stable in the center of tokyo.
but once redevelopment authorized?
70 millions JPY will be 374 millions JPY = 5.34 times
20 millions JPY 5.34 times = 106.8 millions JPY

fierce competition for gaining promising land is already started.
must be lose the chance if you waiting for all the inhabitants gone.
